What You Should Know About the Roof Before Buying a Home

When searching for your dream house, one of the most important yet overlooked aspects of homebuying is the roofing system. A roof protects the home from the impact of weather elements and other threats, and its ability to keep your residence safe depends on its condition.

That said,  you should make sure the roof is in good condition before buying a property. Here are a few roofing details you should ask about before making a decision.

Roof’s Age

Ask the homeowner about the age of the roof and request documentation. Usually, a roof lasts from 15 to 50 years, depending on the materials used, the severity of the weather it is exposed to and the quality of installation. Knowing the age of the roof is will help you understand potential problems and ways to prevent them. It can also affect your insurance costs and policy status.

Damage and Previous Repairs

By inquiring about any known problems with the roof, you’ll know the next steps to take. This will allow you to manage your expectations and assess the long-term expenses when it comes to maintaining the roof.

Date of Last Inspection

Whether the roof is new or old, hidden damage can occur due to severe weather conditions and other outdoor elements. That’s why it’s essential for home buyers to know the last time the roof was inspected. A thorough inspection will provide you with information about the roof’s overall condition. It will also tell you whether the roof was properly maintained.

Warranty Coverage

Typically, roofing warranties cover manufacturing defects. Make sure to ask the seller for a copy of the roof warranty and carefully read through the terms and conditions. This will help you determine if the warranty is transferable and what type of coverage will be provided.

Compensation for Damage

Some sellers are willing to negotiate a lower selling price since the buyer will need to pay for a new roof after purchasing the property. If you look on the bright side, getting a new roof yourself will provide you with a new warranty — which means longer protection for your investment.
