Should You Build Up or Build Out?

What to Expect When Building Out

Most additions are built out, which means increasing the footprint of the ground floor level of your home. Whether you’re looking to expand the kitchen or planning to add a family room, this will involve having a new foundation or slab put up, constructing the walls and roof of the addition and then connecting the addition with the old space by taking down the existing exterior wall. 

Advantage: There’s less disturbance to your living space and your daily routine because the addition won’t need additional support from the existing structural frames or foundation. And if the addition is small enough, you can even avoid any foundation work. Advantage: Your yard space remains untouched and you won’t have to worry as much about zoning restrictions.  

Disadvantage: A second floor means adding a staircase, which further takes up space on the ground floor. In fact, some walls and ceiling may have to be torn out to strengthen the structural supports and accommodate electrical, plumbing, and heating lines.
